Welcome to Phaẽ́a. By booking a stay with us, you agree to the following terms.

Property and Accommodation

Phaẽ́a residences is a collection of three private apartments in Agios Gordios, Corfu, Greece. Each apartment is individually bookable. Below the property, our traditional Corfiot eatery serves homemade Greek dishes (opening June 2026).

Booking and Payment

  • Reservations can be made via Airbnb, Booking.com, or by contacting us directly
  • A deposit or full payment may be required at the time of booking, depending on the platform used
  • Final payment terms are confirmed at booking

Check-in and Check-out

  • Check-in: 3:00 PM - flexible
  • Check-out: 11:00 AM
  • Early check-in or late check-out may be available on request — please ask in advance
  • Ariadne and Semele apartments offer self check-in via key lockbox
  • Athena apartment requires in-person check-in due to staircase access — we will greet you and assist with luggage

Cancellation Policy

Cancellation terms depend on the booking platform:

  • Airbnb / Booking.com: The cancellation policy displayed at the time of booking applies
  • Direct bookings: Please contact us to discuss cancellation. We handle requests fairly and on a case-by-case basis

House Rules

  • Smoking is not allowed indoors, but it is permitted in all outdoor areas.
  • No parties or events
  • Quiet hours: 11:00 PM - 8:00 AM
  • Pets are not permitted
  • Athena apartment is available to adults only due to narrow staircase access
  • Please treat the property with respect

Security

For your peace of mind, exterior areas of the property are monitored by security cameras 24/7. Cameras are positioned only in common outdoor areas — not inside apartments or on private balconies.

Cleaning and Linens

  • Fresh towels and linens are provided at check-in
  • For longer stays, additional towels and sheets are available on request
  • A cleaning service can be arranged during your stay for an additional fee — please ask when booking

Liability

  • Guests are responsible for any damage caused to the property during their stay
  • Phaẽ́a is not liable for loss or damage to personal belongings
  • Guests use outdoor areas, stairs, and facilities at their own risk

Local Information

  • Free street parking is available nearby
  • A supermarket, ATM, and local shops are across the street
  • The beach is approximately 100 metres away,3 minutes’ walk

Governing Law

These terms are governed by the laws of Greece. Any disputes shall be subject to the jurisdiction of the courts of Corfu.
